How is Stamp Duty calculated?

Stamp Duty (SDLT) is charged in bands — you pay a different rate on the part of the price that falls within each band, not one rate on the whole price. This calculator shows the breakdown band by band.

Do first-time buyers pay Stamp Duty?

First-time buyers pay no Stamp Duty on the first £300,000 and 5% on the portion from £300,000 to £500,000. If the price is above £500,000, standard rates apply with no relief.

What is the second-home surcharge?

Buying an additional residential property (a second home or buy-to-let) adds 5% to every band on top of the standard rates.
