Our median against the official index
HM Land Registry also publishes the UK House Price Index. It is not the same measure: the index is mix-adjusted and built from repeat sales of the same properties, while the figure on this site is simply the middle sale of the year as recorded. The two will never match exactly, and the gap between them is itself informative — it is mostly the mix of what happened to sell.
